GLPI is the owner operator of 45 casinos in 17 states, and was showing strong growth in profits and share gains through the end of January this year.The February economic shutdowns brought those good times to a stop, as GLPI saw customer traffic plummet at its properties. The long-term nature of GLPI’s property leases, however, have helped keep quarterly earnings solid, despite the recessionary pressures and the market downturn. The company has used that base to keep the dividend payments flowing to shareholders, although with a twist.GLPI has been paying out its dividend during the second and third quarters at 60 cents per common share, are reduction of only 10 cents from the Q1 level. The twist is, the company is paying 12 cents per share in cash, and the remainder in shares of common stock. This creates less of an impact on the company’s liquidity, and for shareholders holds out the promise higher dividend payments when conditions return to normal, as the new shares added to their holdings will pay out dividends in their turn. Counting from 60 cents per share, GLPI’s yield matches HBAN’s, at 6.1%.Wolfe’s Jared Shojaian notes that GLPI has seen solid business as economic restrictions have been lifted, saying, “Regional gaming trends have been exceptional since the reopening, and non-Vegas accounts for 100% of GLPI’s portfolio. Note 43/45 properties have now reopened. GLPI is collecting 99% of rent through July…” Going on, Shojaian notes the dividend structure, and writes, “We find the yield to be very attractive, particularly against other alternatives and the U.S. 10-year.”The analyst concluded, "Over time we see gaming REITs closing the valuation gap to other triple-net REITs, and we think gaming REITs may even deserve to trade at a premium. Additionally, in this record low interest rate environment we think a premium to historical averages could also be warranted, so over time there may be more upside to our target multiple."To this end, Shojaian rates GLPI shares a Buy, and his $46 price target implies room for 16% upside growth. The stock is trading at $39.51 per share, with an average price target of $40.29 indicating some lingering caution, and a modest upside potential. Regions Financial is another holding company, the owner of Regions Bank, which has over 1,400 branches and 1,900 cash machines in 16 states across the Midwest, the South, and Texas. Regions is listed on the S&P 500 index, and has an $11 billion market cap.Like most companies with a large walk-in customer base, Regions saw earnings fall in Q1, and turn negative in Q2. This was despite a gain in revenues, to $1.54 billion, by the end of the second quarter. The company projects a better third quarter, with earnings approaching pre-crisis levels. Despite all of this, Regions has kept up its dividend payment, declaring last month a 15.5 cent per common share payout, due in early September. This will mark 5 quarters in a row with the dividend at this level, which annualizes to 62 cents and yields 5.4%. That dividend yield is significantly higher than Regions’ peers on the S&P index, where dividend yields average about 2%.Once more, we turn to Bill Carache for the review of RF stock. The analyst sees some risk to the robust dividend if earnings don’t return to consistent positive territory in 2021, but for now he remains bullish: “Although the severity of EPS headwinds in 2020 and 2021 remains unclear, we expect EPS growth to inflect in 2022 as credit headwinds abate and the spending and lending environments continue to normalize—even if zero interest rate policy (ZIRP) persists. Rather than focusing on the transitory recessionary headwinds that have already been discounted in recent lows, we believe investors should instead turn their attention to the path to EPS normalization in 2022.""While the revenue growth outlook in a ZIRP environment is challenging for all banks, we expect RF to outperform as its low-cost deposit franchise and effective hedging strategy drive stronger PPNR and a sharper inflection in 2022 EPS versus peers," the analyst added.Carache is confident enough to put a $16 price target on RF, implying a hefty 33% upside potential and fully supporting his Buy rating. (NASDAQ: GLPI) (the “Company”), announced today that at its meeting yesterday, the Company’s Board of Directors declared the third quarter 2020 dividend of $0.60 per share of its common stock, consisting of a combination of cash and shares of the Company's common stock. The dividend is payable on September 25, 2020 to shareholders of record on August 17, 2020. The cash component of the dividend (other than cash paid in lieu of fractional shares) will not exceed 20% in the aggregate, or $0.12 per share, with the balance, or $0.48 per share, payable in shares of the Company's common stock. As previously announced, the quarterly dividend level reflects the impact of the COVID-19 closures on the Company's business and anticipates that the Company's major tenants will continue to fulfill payment of their financial obligations to the Company. (NASDAQ: GLPI) (“GLPI” or the “Company”) today announced financial results for the second quarter ended June 30, 2020. Peter Carlino, Chairman and Chief Executive Officer of GLPI, commented, "Throughout the second quarter we took active measures to offset the impact of the COVID-19 outbreak on our leading, diversified portfolio of regional gaming assets, which are managed by the industry’s top operators. Our initiatives enhanced liquidity and provided the sector's only investment-grade balance sheet with incremental financial flexibility. At the same time, our efforts supported our tenants and ensured the continuity and predictability of our rental cash flows. Recent amendments and increases to the size of our credit facility and the proceeds from our recent $500.0 million public offering of 4.00% Senior Notes Due 2031 enabled the repayment of all borrowings under our $1.175 billion revolving credit facility.  These efforts, along with the encouraging reopening of 43 of 45 of our properties, and the actions our industry leading publicly traded tenants have taken to strengthen their balance sheets through public market capital raises, have significantly increased the visibility and predictability of our rental receipts going forward. We remain focused on creating incremental value and cash flows from the transactions completed with our tenants since the pandemic outbreak. We will also continue to prudently manage our balance sheet and capital structure to deliver attractive shareholder returns.”Recent Developments * All of our tenants are current with respect to their rental obligations other than Casino Queen, whom we have collected a partial payment from and continue to work with on a deferred rent agreement.  As such, we have collected approximately 99% of our contractual rents this year through July.   * On June 15, 2020, our wholly-owned subsidiary and operating partnership, GLP Capital, L.P., amended and restated its master lease with Tropicana Entertainment, Inc. (the "Tenant"), dated October 1, 2018 (as further amended and modified, the "Caesars Amended and Restated Master Lease"), to, (i) extend the initial term of 15 years to 20 years, with renewals of up to an additional 20 years at the option of the Tenant, (ii) remove the variable rent component in its entirety commencing with the third lease year, (iii) in the third lease year increase annual land base rent to approximately $23.6 million and annual building base rent to approximately $62.1 million, (iv) provide fixed escalation percentages that delay the escalation of building base rent until the commencement of the fifth lease year with building base rent increasing annually by 1.25% in the fifth and sixth lease year, 1.75% in the seventh and eight lease years and 2% in the ninth lease year and each lease year thereafter, (v) subject to the satisfaction of certain conditions, permit the Tenant to elect to replace the Tropicana Evansville and/or Tropicana Greenville properties under the Caesars Amended and Restated Master Lease with one or more of Eldorado Resorts Inc., (now doing business as Caesars Entertainment Corporation) ("Caesars") properties, namely, Scioto Downs, The Row in Reno, Isle Casino Racing Pompano Park, Isle Casino Hotel – Black Hawk, Lady Luck Casino – Black Hawk, Isle Casino Waterloo, Isle Casino Bettendorf or Isle of Capri Casino Boonville, provided that the aggregate value of such new property, individually or collectively, is at least equal to the value of Tropicana Evansville or Tropicana Greenville, as applicable, (vi) permit the Tenant to elect to sell its interest in Belle of Baton Rouge and sever it from the Caesars Amended and Restated Master Lease, subject to the satisfaction of certain conditions, and (vii) provide certain relief under the operating, capital expenditure and financial covenants thereunder in the event of facility closures due to pandemics, governmental restrictions and certain other instances of unavoidable delay. The Caesars Amended and Restated Master Lease became effective on July 23, 2020 when all of the necessary regulatory approvals were received and notice periods were satisfied.    * While authorities have allowed the re-openings of many casinos across the country, subject to safety protocols and capacity constraints, the extent of our tenants’ recovery, given current economic conditions and consumer behavior, remains uncertain. For financial reporting and debt covenant purposes, the Company has included the amounts of non-cash rents earned in net income, FFO, AFFO, and Adjusted EBITDA.  Simultaneous with GLPI’s acquisition of the Tropicana, the Company entered into a lease with PENN for the Tropicana with nominal annual rent and PENN will continue to operate the property for two years (subject to three one-year extensions at GLPI’s option) or until the Tropicana is sold, whichever is earlier. The lease is a triple net lease relieving the Company from carrying and other costs at the property during the lease term.   * Subject to receipt of required regulatory approval, the Company expects to complete the acquisition from PENN of the land under its gaming facility under construction in Morgantown, Pennsylvania in exchange for $30.0 million in rent credits.  GLPI and PENN also intend to enter into a lease for the Morgantown land which is expected to generate $3.0 million of initial annual cash rent for GLPI.   * The Company granted PENN the exclusive right until December 31, 2020 to purchase the operations of the Company's Hollywood Casino Perryville, in Perryville, Maryland, for $31.1 million, with the closing of such purchase, provided PENN exercises its option and subject to regulatory approvals, expected to occur during calendar year 2021 on a date selected by PENN with reasonable prior notice to the Company, unless otherwise agreed upon by both parties.   • NEW ORLEANS (AP) - The number of reported COVID-19 cases in Louisiana has taken another large one-day jump, increasing Friday by more than 1,300 as the number of people hospitalized with the disease caused by the new coronavirus continued upward. The state reported a total of 54,769 confirmed cases as of midday. The death toll was 3,077, up by 26 from Thursday. Some of the growth in known case numbers can be attributed to increased testing. However, the number of people sick enough to be hospitalized - considered a key indicator that the virus is spreading - went up to 700. The figure is down from nearly 2,000 in April but up from a low of 542 on June 13. The increasing numbers led Gov. John Bel Edwards this week to put off a further easing of restrictions on public gatherings and some business activity. These companies, like Hess, have the assets and infrastructure to gather, process, store, and transport crude oil and natural gas products from the wells to the refineries to the final point of sale. Hess operates in the famous Bakken Formation, which put the Dakotas on the map at the start of the US fracking boom.The coronavirus quarter has been difficult for Hess, but the company has been able to adapt. Q1 saw EPS rise 25% sequentially to 35 cents. This was derived from net income of $129 million. Even better for investors, Hess has strong prospects going forward. Throughput on gas processing, gas gathering, crude oil gathering, and crude oil terminaling are all up. The company also boasts a high rate of minimum volume commitments, which have protected some 975 of revenues going forward.All of this put Hess is a solid position to raise its dividend. The company has raised its dividend every quarter for the past three years, and the most recent increase, of 1.2%, raised the payment to 43.1 cents per share. At $1.72 annualized, this gives HESM dividend an impressive 9.2% yield.JPMorgan analyst Jeremy Tonet notes Hess’s earnings success. He is more impressed with the company’s ability to keep up its business volumes, writing, “HESM's crude oil gathering, gas processing, and terminal volumes beat our expectations, while natgas gathering volumes matched." "We believe that investors will be encouraged by: (1) HESM reaffirming 2021 EBITDA growth guidance of 25%, (2) MVCs protecting 97% of 2H20 revenues, and (3) the low end of the new guidance assuming effectively zero third-party activity for the remainder of the year, which we believe is conservative. Additionally, HESM reaffirmed March capex guidance of approximately $275mm for 2020, and $100mm for 2021,” the analyst added.Tonet rates HESM shares a Buy, and his $23 price target implies an upside of 30% from current levels. These companies, which own, operate, or invest in real properties and/or mortgages and mortgage-backed securities, are structured by tax statutes to return a high percentage of their earnings directly to shareholders. This makes them perennial dividend champs, as that is the usual mode of return.MGM Growth Properties owns a portfolio of entertainment destinations, 13 properties in 8 states. MGM’s properties are mainly casinos and luxury hotels. The company boasts over 27,000 rooms in its hotels, and saw revenues of $881 million last year. The luxury nature of the properties helped MGM survive the ‘coronavirus quarter.’ The company saw a 3.4% sequential decline in earnings, to 56 cents per share, but in Q2, the company has shored up its liquidity position with an offering of $800 million in senior notes due in 2025.Better yet, for dividend investors, MGM declared its Q2 dividend earlier this month, including an increase in the payment to 48.8 cents per share quarterly. This makes the sixth dividend increase for MGM in the past three years. The current annualized rate is $1.95, and gives a yield of just over 7%.Covering this stock for JPM is 5-star analyst Joseph Greff, who writes of the company’s prospects in restarting operations going forward: “While MGP expected to see pent up demand following a period of closures, performance at recently reopened properties has exceeded their expectations... Additional re-openings will likely depend on demand and which segments come back first/strongest rather than creating a cluster of properties.”In line with his outlook, Greff gives MGP shares a Buy rating. His $31 price target implies a one-year upside potential of nearly 15%. Gaming and Leisure Properties owns and operates 43 casino properties spread across 17 states. The company came into 2020 – and the corona crisis – on the heels of 5 years of steady share gains, and saw further gains during January.Those gains came to a halt in February, when the viral outbreak and the economic shutdowns brought casino business to a halt. GLPI shares joined the general market fall, and are still down over 24% from their February peak. Despite the heavy share price losses, GLPI was able to beat the Q1 earnings estimates by more than 2%, reporting EPS of 88 cents. During the second quarter, GLPI conducted a $500 million pricing of 4% senior notes, to be due in 2031. The offering shores up the company’s liquidity position and allows it to reduce interest payments going forward, sound moves in the current climate.Also in a move to keep liquidity strong, GLPI reduced its dividend payment in the Q2 declaration. After paying out 70 cents per share in Q1, the company is paying 60 cents per share in Q2. This gives an annualized payment of $2.40, or a yield of 6.7%, a strong return by any standard.Joseph Greff also analyzed GLPI for JPM. In his note at the beginning of May, Greff wrote, “We have a favorable view of GLPI taking practical steps to work with its tenants on rent relief, and while we do view GLPI’s decision to reduce the quarterly dividend to $0.60 … as unfortunate, we view this as temporary and believe it will work itself out over time.”In line with his favorable view, Greff rated the stock a Buy. His price target, set in early May, was $29 – and the stock has already shown the wisdom of his comment above by powering through that target to trade above $35 now. Emotions are spilling out in a special session that was aimed at business recovery from the coronavirus outbreak but that fell in the middle of a national outcry stemming from the death of George Floyd and other African American men and women before him. The talks have spurred tears, anger and tensions in committee hearings as Louisiana's black lawmakers seek systemic change in policing. What appears likely to emerge from the session is a task force to make recommendations — and an intention to keep legislative focus on the subject. Rep. Jason Hughes, a New Orleans Democrat, spoke to his colleagues after several House committee hearings dealing with issues of policing. “Those conversations have painful.
